1997 | Industrial Site Engineering and Wetlands Development
SSM provided all site engineering for this 1.3 million square foot food warehouse and distribution center in East Cocalico Township, Lancaster County, PA. Acme was the ultimate facility owner, however SSM’s contract was through High Real Estate. SSM was responsible for the complete site design including site layout, grading, stormwater management stormwater collection and conveyance, traffic circulation, landscaping and coordination of site utilities, including relocation of high voltage electric transmission towers. The site design included mitigation design for six small wetland areas. SSM also provided construction administration services to the owner.
In addition to completing the site design, SSM ushered the project through Subdivision and Land Development approval at the township level as well as PaDEP and PennDOT permit approvals. In order to obtain township and PennDOT approval SSM prepared a Traffic Impact Study that included 17 intersections in the project area. SSM collected traffic count data at the subject intersections, predicted background growth, predicted the amount and directional distribution of site-generated traffic, and evaluated the improvements needed at each intersection based upon the projected traffic.
